PROPERTY LOCATION: From Randolph, KS 5-1/2 miles North on Highway 77, along the west sides OR From Waterville, KS 11-1/2 miles South on Highway 77, along the west side. This property is bordered on the South by Prairie Rock Road and on the East by Highway 77.

LEGAL DESCRIPTION:
 The Southeast Quarter of the Northwest Quarter, less a tract and the South Half of the Northeast Quarter, less a tract, all in Section 21, Township 6 South, Range 6 East, Riley Co., KS.

This property consists of 100 acres, m/l, of which 50 acres are terraced, tillable upland, of which 30 acres are planted to wheat, with the balance in mostly clean native pasture and some wildlife habitat. The pasture has a pond and a small spring fed creek for water. There is an electric line running along the south side of this property.

 

TERMS & POSSESSION: The sellers require 10% down day of sale with the balance to be paid on or before May 10, 2017. Possession to be immediate on the pasture and bean stubble fields with possession of the wheat field to be after 2017 wheat harvest. Buyer to receive 40% of harvested wheat. Buyer and Sellers to equally split the title insurance and closing costs of Charlson and Wilson Bonded Abstractors. 2017 taxes to be prorated to date of closing.
